Victoria Alexander Featured in Dreamers & Doers on Rewriting the Rules of Success

I was recently featured in a piece by Dreamers & Doers alongside a group of founders who are all, in their own ways, walking away from the playbooks they were handed.

The question we were asked: What’s the rule you’ve left behind?

My answer:

“Volume equals success. Measuring success by deal count means the incentive is always to close, even when the honest counsel is ‘don’t buy this one’ or ‘wait six months.'”

For us, the better measurement isn’t profit. It’s generational return — the kind of impact a deal has on a client and a neighborhood ten, twenty years out. That’s a harder thing to quantify, but it’s the only thing that’s ever actually mattered to me.

We also talked about the decision not to work with investors, something that’s cost us real business over the years:

“This means walking away from a meaningful share of the market, but investor transactions drive the exact displacement and speculation I got into this work to push against.”

After 21 years in Brooklyn, and a background in historic preservation, urban planning and activism, I’ve stopped pretending this industry is neutral in the housing and affordability crisis we’re living through.

If you’ve ever questioned whether growth at any cost is actually growth, or whether the metrics everyone else is using are the right ones for you, then this conversation will resonate.
